Hello, and welcome to the first episode of The Property Now podcast. It is with great pleasure to welcome you to the show for the first time. I'm your host. My name is Matt Aal. Please excuse the slightly blocked nose. I've got a bit of a cold at the moment, but I'm not willing to delay releasing this show any further. So here we are. It's absolutely great to have this show live and to be sharing some valuable knowledge and insights and experience with all of our listeners. We've got a great schedule coming up for you. We've already recorded a lot of different episodes, and we have some fantastic guests that will be appearing on the show that operate within the property space, the business space, and the finance world that we live in. So the Property Now podcast, what are we going to be talking about naturally?

We're going to be talking about all things property, mainly focusing on property investment. Not the most exciting topic for some people, but exciting for others. We all have our interests, but we generally all have some kind of want or need for property in our lives, whether that be renting, buying to live in, or investing to build a bit of financial security for ourselves and our families. So it's a pretty common topic. It's a well-known topic, but I've found in my time within working in this space, talking with mom and dad, investors and first home buyers and people getting into the market for the first time and maybe even their second time, we don't get into the market very often when it comes to purchasing property in our lives. I think that we need to do it more often, but people will find it difficult knowing where it is that they should start, what it is that they should do, and how they should approach purchasing their next property or their first property to better their position, whatever that position is that they want that to be.

So hence why we've created this podcast, hence why we've created a company called bifa Property Group, which I'm looking forward to introducing, to which I'll do shortly and hence why we're going to be developing some other great educational content for people who want to learn about this topic. We're going to try and be sharp. We're going to try and be punchy. We're going to try and get to the point, and we're going to try and deliver value in spades so that you can really act and take your next step with more confidence based on the information that we have shared with you. So firstly, I'm going to introduce myself quickly. I want to give a bit of a backdrop as to my experience and hopefully give a bit more confidence as to why listening to me will hopefully help you and be worth your time.

I started working within the property space in 2007, working for LJ Hooker, selling established real estate, which I did for about two years and did very well. I found that my knack for property came along pretty quickly, mainly because of my ability to connect with people and my work ethic. I learned the industry quite quickly. Obviously you're always learning the industry, but I learned what I needed to do to really create a bit of attention for myself within the space that I was selling, which was in Perth in a place called East Victoria Park, which was full of stalwarts. It had some fantastic real estate agents that had been selling in that region for a very long time and had a considerable amount of market share, which I needed to crack into, which I did very well. I then moved on after my experience there, which was a really wonderful experience, and I learned lots for some great agents and also the licensees of the business.

I then moved on to work for one of the largest house on land developers in the country, one of the largest private house on land developers in the country called Niche Living. I worked with them for about six years and worked my way up within the business, understanding all sorts of different things within the development new home and off plan space, which I really loved. And one of the big areas that I focused on within that space was the investment world. First home buyers and investors. That was the two most predominant segments that I worked within. I understood how to acquire land, how to assess it for developments, how to look at what was happening in an area and assess whether or not we thought it was going to be a productive area from a price standpoint, whether it was going to attract tenants, what was going to drive the performance of that region, what kind of product it was that was going to be most smiled upon, and also what would be frowned upon within that region that people really didn't want.

So this became a valuable set of knowledge for myself that I really started to enjoy learning about. So I really pushed on and kept exploring that. I then moved back to Melbourne, which is where I'm from Originally, I grew up in barn heads and Ocean Grove and started working with major construction companies over here. I worked for two. One was an over fifties lifestyle developer, and the other one was actually one of the biggest builders in the country, which I won't say their name, but it doesn't really matter. But they're a wonderful building company, very large, about 2000 homes a year, and I worked with that company as a state sales manager, setting up a new segment of their business to help first home buyers get into the space. Now. I then launched three years ago purchase homes and now have a Bayfair Property group, which I am running in sync with some wonderful people at Latitude Real Estate.

So Bob Hand, James Hand, and also with the support of another gentleman named George Papadopoulos. So combined, we have a great team. We have a lot of experience, a lot of contacts to the industry, a lot of access to very good product, hence why we are bringing Bayfair to you to help with investing in property. So I've been in the industry for about 15 years. I love the industry. I'd like to think that I'm a down to earth person that's really driven by values that are honest. I like to see people succeed. I'm not in it just for a quick buck. I think that's been demonstrated with a long period of my life dedicated to working within this space. So hopefully if at some point we do engage with each other, if you ever seek our services or want my support and advice, you'll have some confidence that you're going to be looked after and treat it in a way that you would expect it to be treated.

So that's me. I'm a proud father. I love sports. I like to challenge myself and live life to the fullest. Yeah, I think that we need to make the most of what we've got in this life, and that's how I like to approach things on a day-to-Day basis. Now we're going to call it the investment centre experience, where we're building a display home for people to come through and view, but instead of it being a traditional display home that you go through and check out the size of the rooms and look at the furniture and the finishes of the home, which you can still do, but it's going to be an investment journey. There'll be a different set of activities and stats and pieces of art and interesting information for you in each room so that you can go through and really fill up your understanding of what is important when it is that we're assessing an investment opportunity for ourselves. So I'm really excited about that. We're hoping to open that early 2023, I would say probably February or March. It's a fair bit of work that still needs to go into it, but we're putting that work in so that you can benefit, and I really hope that you get to come along, introduce yourself, have a coffee with us, and enjoy the experience.

So by far, I'm just going to go through a couple of key points as to what it is that we do and why we think that we should be someone that you should talk to if you want to look into this space. So we're really looking to provide expert advice and guidance from people who care. We're down to earth people. We're everyday people with families that want to do the best by others. So hopefully you can come in and experience that for yourself. And we have off market and high income producing properties. So I think especially within Melbourne, which is where we're based, one of the key challenges that we see for investors at the moment is that property rental yields are quite low. As we see the landscape change with interest rates increasing, this is becoming harder for people to manage from a cashflow standpoint.

Now, I've always said that debt is a good thing, providing the type of debt that you acquire and that debt will never ever send you broke. However, cashflow will send you broke should you not be able to manage that debt and the assets that you have connected to it. So I think one of the ways moving forward to address this is by acquiring income producing assets that have a higher income. So that should you stop working or God forbid something happened to you and you can't facilitate the loan that you have on that investment property, that these properties will look after themselves because the tenant tax man and government through depreciation will be supporting all of the expenses and costs. So reach out to us about how we can do that. I think it's going to be a real game changer and look forward to sharing it with as many people as possible.

The next thing that we have is the bifa Advantage Pack. We have created this to give people more confidence to act. We want people acting with confidence that they're going to get into an investment property and be starting with the right resources that they need. So this would include things like your building insurance, landlord insurance, depreciation schedules, front gardening for the first 12 months, and a whole heap of other things as well, which makes it a little bit easier to make that decision. Now, naturally, the fundamental decision should be based on well, the fundamentals of the property that you're acquiring, but this is just a nice supplement to add to that product to make it just a little bit more attractive for people.

So the next thing, industry leading advice with zero obligations. We're not here to put extreme pressure on people. Whilst we think it's extremely important to act upon the information that we share, we're not here to tell you what to do. It's your journey. You need to be comfortable with what you are doing, and we'll support that however we can. And we bring over 80 years of combined experience just amongst our owners, which is a pretty powerful thing. We have experts in land, we have experts in building, we have experts in investment and people that really do understand the industry and what's happening within it. So how does BIFA make it happen? So we have a pretty simple four step process. First one being the discovery session where you tell us everything we really learned, as much as we can about you, what it is that's important to you and where it is that you want to go.

So it's really just about learning. The next step would be a strategy session where we essentially share everything that we have learned about your situation to provide you with some clarity as to what we think is the best next steps to take. This session's really powerful. It really gives people more clarity around where they're positioned. We talk about your position, we talk about cash flows, we talk about setting ourselves up for some future equity, and we also talk about creating an environment where you can plan for retirement so that you can free up money to live with confidence and comfortability in a time when it's spent to be the most enjoyable time of our lives. So guidance through finance and structure is step three. So structuring and financing these properties is extremely important. A lot of people do this alone. They go down their own path.

They don't seek advice in this space, and they set things up the wrong way. It can cost you a lot of money, a lot of time, and a lot of money, and it's very hard to come back from sometimes. So it's very important that we get the financing and structure correctly and protect you for the future. And then step four is presentation and hopefully acceptance of a bifa property. Now, we're not here to just sell your property in bail. We want to set you up for the rest of your life. Ideally. We're here to work with you and build something for you that's going to give you that peace of mind that you're being looked after and that you've got a plan and that you're confident that what you're doing is the right thing to do because it can be scary. Investing in properties is an expensive thing, and it's often something that's quite confronting for people.

So we want to make that decision making process as easy as possible for you, and we think that we've created a system and a business with products that can do that for you. So our focus for our client's, efficient debt management to eliminate mortgages faster, predominantly our principal home mortgage is the one that we want to knock off as quickly as we can because we don't have any kind of leverage on that from a tax standpoint. All of the expenses that we incur on that property are our own. Our government don't support us with paying those off for investment or income producing debts. That is not the case. We get access to depreciation and tax benefits and these kind of things. The next thing is reduce tax and increase cashflow. Who wants to pay tax? We all have to do it. However, we don't have to pay as much as what we're paying.

Quite often we can reduce that. Property is a very good way to be able to do that. We want to show you how to do it and increase our cashflow. So what's going to increase our position? We all want to earn more money and earning more money through property is a really good way of doing that, not just from capital appreciation, but from our cashflow and incomes. We want to help you retire with the money that you need to live a happy life. When are you going to retire? How long are you going to live? We don't have a crystal ball around exactly how these things are going to play out, but we've got a pretty good idea as to where it'll sit. And ideally, if we can help you get to a certain position by a certain age, then that's going to give you the ability to make decisions for your future that you're going to be happy with.

And then the next thing is maximising your superannuation. Ideally to purchase investment properties. We want to show you how to use your super to fast track some growth and give you some clarity around where your super is actually going to leverage into property. There's some really, really big advantages to doing that. We want to share with you what those advantages are so that you can get ahead through using your super. So that's us. That's the brief, that's the shortened curlies of what we're trying to do and how we're trying to help people. As I said, we've got some fantastic guests coming on to the show. We've got CEOs of big building companies. We've got executive directors of land agencies, we've got lawyers, we've got people that care, who know their stuff, who are going to talk to you about all things property. So I really look forward to sharing that information with you and engaging with you in time.
